Construction cost controlQuoted per project
Find the overrun while you can still fix it.
Most builds learn what they cost on the way out. Yours doesn't have to, whether you are putting up one house, running twenty sites, or costing someone else's build.
Scoped to your build and quoted per project, whether that is one house or twenty sites. Its own product and its own bill, with nothing to do with our property software unless you want it to be.

Your BQ, kept honest
Planned against actual, item by item. Every change kept, none overwritten.
Materials, delivery to wall
What arrived, what went out, what's still on site, with photos.
Wastage you can see
Losses recorded with a reason and a cost. No more mystery shortfalls.
Who was on site
Daily attendance by trade, casual and subcontracted kept apart.
Variations, properly signed off
Raise, review, approve, with the cost and time impact attached.
Budget alerts before the money's gone
Live cost against plan, per phase, with warnings while it still helps.
The week it changes
A build that tells you where it stands
Not a report at handover. A position you can look at on a Tuesday, while the decision still costs you nothing.
Deliveries counted in, not assumed
A goods-received note against the order, so twenty bags paid for and eighteen delivered is a discrepancy you find on the day rather than a shortfall you notice at the end.
Spend measured against the BQ
Consumption compared to what the works were measured at, element by element. Half the money at half the build means nothing on its own; against a quantity it means everything.
Variations with a running total
Each change carries its cost, its time impact and who approved it, plus the number nobody usually has: the contract sum plus every variation to date.
Labour recorded as it happens
Daily attendance by trade, casuals and subcontractors kept apart, so a wage bill can be reconciled to the days worked on your site.
Who it's built for
Building your own house
The highest-stakes build most people ever commission, usually run on a notebook and trust. One project, quoted as one project, with the same cost control a contractor would use. You need nothing else we make.
A QS practice
Measured quantities, valuations against progress, and variations with an approval trail a client can follow without a meeting. Taken on its own, with no portfolio and no agency account behind it.
Contractors running several sites
Each site its own budget, its own record and its own quote, with the position across all of them in one place and no site able to quietly borrow from another.
Developers
Cost against budget per phase, with the variations that moved it attributable to whoever approved them.
Getting started on a live site
You do not have to wait for the next project. Most accounts start mid-build, from wherever the records currently are.
- 1
Bring whatever you have
A priced BQ, a spreadsheet, or a stack of delivery notes. We start from the records that exist rather than asking you to reconstruct the last four months.
- 2
Set the baseline together
Elements, quantities and rates go in with you on a call, so the first budget-versus-actual is one you recognise rather than one you have to audit.
- 3
Run one week in parallel
Record a week both ways and compare. If the numbers disagree, that is exactly what you wanted to find out, and better now than at handover.
Background reading: what a bill of quantities is for, why materials go missing and how variations lose a budget.

Questions we get a lot
Do I need to be a property agency?
No. This is its own product with its own customers: someone costing their own house, a QS practice, or a firm running twenty sites. It needs no agency account behind it.
Is it only for big contractors?
No. An account can be one person or a whole firm with roles per project, and it is quoted on the build rather than on how many of you there are. Someone putting up a single house pays for a single house.
Do you pay my suppliers or my fundis?
No. Domexa Technologies records what you spent so the numbers are right. You pay people yourself, as you always have.
What does it cost?
It is quoted per project, on the scope of the works, and billed on its own separately from anything else we make. Not a monthly seat licence: a build has an end, and so does what you pay for it. Tell us what you are putting up and we'll quote you straight.
