What goes on the marketplace

Three kinds of listing, three sets of rules

A plot and a bedsitter are not the same advertisement. Each type has its own required fields, and a listing does not go live until they are filled.

Rentals

Units to let, from bedsitters through to family houses.

Required before it publishes

  • Rent, deposit and what the rent includes
  • Bedrooms, bathrooms and floor level
  • Water and power arrangement
  • Photographs of every room being advertised

Property for sale

Built property changing hands: houses, apartments, commercial units.

Required before it publishes

  • Asking price, and whether it is negotiable
  • Size, age and current condition
  • Whether it is tenanted, and on what terms
  • What ownership documents the seller holds

Land

Plots and acreage, with their own set of required fields.

Land

Listing land, properly

Most land advertising tells you a price and a county and leaves the rest for a phone call. That is how people spend a Saturday driving to a plot with no road to it.

A land listing here has to answer the questions a buyer would otherwise have to ask one at a time, before it can go live.

  • Size, stated in one unit

    Acres, hectares or square metres, chosen by the seller and shown consistently, so two listings can be compared without converting anything in your head.

  • Where it is

    County, locality and a map point. A plot advertised by the name of the nearest town, with directions promised over the phone, cannot be found without the seller.

  • Access and services

    The road to it, whether that road is usable in the rains, and what is on or near the parcel: power, water, a fence, existing structures.

  • Documentation, as stated by the seller

    What the seller says they hold, recorded as their claim rather than presented as our finding. What we will never do is imply that we checked it.

What we do not do, and you should

We do not verify title. We record what a seller says they hold and show it as their claim, because a listings platform cannot know what a registry knows. Before any money moves on land, commission an official search at the lands registry, confirm the parcel on the ground against the documents, and use an advocate. Any platform telling you it has checked the title for you is telling you something it cannot support.

Questions people ask

Can I list land, or only houses?

Both. The marketplace carries rentals, property for sale, and land as plots and acreage. Land listings have their own required fields, because what decides a land purchase (size, access, services, documentation) is nothing like what decides a rental.

Do you verify title deeds?

No, and any marketplace that says it does is overstating what it can know. We require a seller to state what documentation they hold, and we show that as their claim. Before money moves on land, commission your own official search at the lands registry and use an advocate. Domexa Technologies is a listings platform, not a conveyancer.

What does it cost to list?

Listing is a paid product, with plans for brokers, landlords, agencies and developers. Plans are published on the marketplace itself so the prices there are always current. Agencies already on our property management subscription publish their vacant units at no extra cost.

Is it free for someone looking?

Yes, permanently. Browsing, filtering, shortlisting and enquiring cost a house-hunter or land buyer nothing, and we never charge to put you in touch with a lister.

How do enquiries reach me?

Straight to you, with the listing they came from attached, so you know which plot or unit is being asked about. We do not sit between you and your buyer, and we take no commission on whatever you agree.

What happens to my listing when the place is taken?

If it is a unit on our management software, the listing closes itself when the lease is signed. Everything else you close yourself in one tap, and we will ask you to confirm a listing is still available rather than letting it sit there indefinitely.
