No subscription and no joining fee. We take a disclosed cut of a completed tour.
What it doesRiders pay nothing to join and nothing monthly.
Our commission is a stated share of each completed tour, shown before anyone commits.
The fare settles between the house-hunter and the rider. We never hold it.
House-hunters see the price of the trip before setting off.
How billing works
The mechanism, not just the number
What to know before you hand a portfolio to anyone's software. All of this is how the billing is built, not a statement of intent.
- You pay for units that are earning you money
- The subscription is metered on occupied units, meaning units with an active tenant. Vacant units, units between tenancies and units you are still onboarding cost nothing. Most per-door pricing charges for the whole portfolio regardless.
- A low base, then per-unit above what's included
- Each plan includes a number of units. Above that, you pay a per-unit rate on the occupied ones. So a small agency pays close to the base, and a large one pays in proportion to the size of the portfolio.
- Your price is frozen when you sign
- The figures are copied onto your subscription at the point of agreement. If we change our list prices later, your negotiated terms do not move with them.
- 30 days free, on your own data
- The trial starts when you register, and it runs on your own portfolio, not a demo dataset. No card is taken to begin it, because there is no card on file at all.
- Yearly costs less
- Paying for the year up front costs about 2 months less than paying monthly. Annual is the default; monthly is available if cash flow suits it better.
- M-Pesa, bank, cheque or cash, with a proper invoice
- Every billing period produces a numbered invoice with its line items itemised: base, any unit overage, any discount, VAT where it applies. Payments are recorded against it with their reference, so both sides can reconcile.
- Nothing is switched off automatically
- Suspension for non-payment is always a deliberate human decision; accounts are never auto-disabled. You and we are both notified at every step: invoice issued, payment due, payment recorded, invoice overdue. A suspension is never a surprise.
- We never touch your tenants' rent
- The subscription is the only money that moves between you and us. Rent, deposits and utility payments move between your tenants and you; we are the software that records them.
Questions we get a lot
Is there a free trial?
Yes. 30 days on the property software, no card required. It starts when you register and runs on your own portfolio, not a demo dataset.
How do I get an account?
Register on the dashboard and you are in. Load your portfolio at your own pace, and ask us to walk it through with you if you would rather not do the opening balances alone. The offer of help stands whether or not you take it: what changed is that it is no longer the only way in.
What exactly am I billed for: every unit, or the occupied ones?
Occupied units, meaning units with an active tenant. Vacant units, units between tenancies and units you are still loading in cost nothing. Each plan includes a number of units; above that you pay a per-unit rate on the occupied ones.
Is there a setup fee?
There can be, depending on how much data has to be migrated. It is a one-off, it appears as its own line on your first invoice, and it is quoted before you agree to anything.
How do I pay?
M-Pesa, bank transfer, cheque or cash, against a numbered invoice. There are no card rails, so nothing is on file and nothing auto-renews on a card. Payments are recorded against the invoice with their reference so both sides can reconcile.
Will my price change if you put your prices up?
No. Your figures are copied onto your subscription when you sign, so a later change to our list prices does not move your terms.
Is VAT included?
VAT is added only where the account is VAT-registered, and it appears as its own line on the invoice rather than being folded into the total.
Is paying yearly cheaper?
Yes, about 2 months free compared to monthly.
What if we're late paying?
Suspension for non-payment is always a deliberate human decision; accounts are never auto-disabled.
Is the tenant app free?
Yes. It's in every plan, for every tenant, and tenants are never charged. Your subscription covers it.
Do I have to buy everything?
No. Each product stands alone. Buy the one you came for and ignore the rest. Construction is quoted per project and billed on its own either way.
Do you take a cut of rent, or of a sale?
No. Domexa Technologies charges a software subscription. Rent moves from your tenant to you through a licensed aggregator, and we never hold it.
